Home Prices Are Still Climbing, But There’s Room to Negotiate
Home values in Lake County are holding strong. The median sold price hit $375,351, up 5.5% from last year. The average home value is now $364,491, and the median listing price stands at $429,900. Buyers still face competition, but not the frenzy we saw in past years.
Not every home sells above asking. In April, 37% of homes sold below the list price. That’s a clear signal: overpricing no longer guarantees a quick sale. Sellers who price their homes fairly are more likely to attract offers quickly. If you're a buyer, this gives you more space to negotiate—and more power than you had a year ago.

More Homes on the Market Means More Choices for You
Inventory is rising fast. There are now 2,667 active listings, a 20.7% jump from March. That’s great news for buyers. You’re no longer stuck choosing from just a handful of properties.
Homes are also sitting slightly longer. On average, they stay on the market for 23 days, up from 20 days last year. That may not sound like much, but it gives you time to make thoughtful decisions. You can compare options, schedule inspections, and even negotiate repairs that felt impossible in a super-competitive market.

Sellers and Buyers Both Need to Act Strategically
Sales activity remains high. In April, 688 homes closed, up 14.1% from March. Nearly 45% sold above asking but this only happens when the price, condition, and location align with buyer expectations.
Sellers, focus on curb appeal, accurate pricing, and a clean listing. Buyers, get preapproved, watch for price cuts, and move quickly on homes that meet your needs.
